How we work
From first visit to handover
Building work is a big decision. Here’s exactly what happens when you work with us, so you know what to expect at every stage.
Free consultation
Call or send an enquiry, and Geoff will arrange to visit. We listen to what you want, look at the property and talk through ideas, options and budget. No obligation.
Written quote
We send a clear, itemised quote, so you can see exactly what’s included.
Design and drawings
For design and build projects, we prepare the drawings. If you have your own architect, we work from theirs.
Planning and building regulations
We confirm whether you need planning permission or can use permitted development, submit applications, and arrange building control and any structural calculations.
Programme and start date
You get a start date and a programme showing each stage. [Geoff: deposit and payment stages]
The build
One point of contact throughout, a tidy site and regular updates. We tell you straight away if anything unexpected comes up.
Finishing and handover
We walk round with you, put right any snags, and hand over your building control completion certificate and guarantees.

Common questions
How long does a house extension take?
Design and approvals usually take [Geoff: weeks] before work starts, and a typical single-storey extension then takes [Geoff: weeks] on site.
What happens after I ask for a quote?
Geoff will call you to arrange a visit at a time that suits you. After the visit, we send a written quote.
Do you handle planning and building regulations?
Yes. We handle planning applications, prior approval and building control as part of our design and build service.
Are you insured?
Yes. We have comprehensive public liability insurance, and we’re happy to show you the certificate.
